No, the City does not require inspections on homes or commercial properties prior to sale.

2. Do I need a building permit?

More than likely, yes. A building permit is needed for any project in which a building or structure is to be erected, altered, structurally repaired, moved, or converted to different usage.

3. What is the building permit process?

• A completed building permit application packet is submitted
• Plans are reviewed by the Building Inspector
• When/if no problems are discovered, building permit is issued
• Rough inspection(s) are requested
• Final Inspections are requested
• Contractor may request a Certificate of Occupancy
• Bond is refunded after final inspection has been approved

4. When can I schedule an inspection?

Building and trade permit inspections can be scheduled Monday, Wednesday, and Friday mornings. Extra-Cement permit inspections can be scheduled at anytime during regular business hours with 24-hour advanced notice.

1. Does Lathrup Village require Pre-Sale inspections on Homes?

No, the City does not require inspections on home prior to sale.

2. What is an ordinance?

City ordinances are the Law of a municipality. They are enacted by the City Council to protect its citizens and preserve the overall beauty of the municipality. These Laws carry violations which, when not corrected in a timely fashion, are punishable by fines. In extreme cases, a jail sentence may be imposed by the courts.

3. Can I report violations when I see them?

When violations are noticed within the City, it is the duty of all residents to report them as soon as possible. Although the City is patrolled frequently by the Code Enforcement Department, unreported violations have a lower chance of being corrected in a prompt manor.

4. How do I report a code violation?

Note the address or crossroads at which the violation occurs and contact the Code Enforcement Department at (248) 557-2600 ext. 223.

5. What is the "Right-of-Way?"

The Right-of-Way is property owned by the City along, for the most part, city roads. Typically it is defined as the area between the side of the road and the sidewalk. In areas where no sidewalk is present, the right-of-way is usually 15 to 290 feet wide.

1. What is the DDA?

A DDA is a Downtown Development Authority, authorized by Act No. 197 of the Public Acts of 1975 of the State of Michigan and a tool for cities to attack problems associated with urban decline. The DDA strives to revitalize and retain the economic development base.

2. Where is the DDA?

The DDA encompasses all property on Southfield Road, Lincoln to 12 Mile on the east and west sides of the street. The DDA is also located on the north side of 11 Mile from Lathrup Boulevard to Evergreen and on 12 Mile from just east of Lathrup Boulevard to Southfield-Lathrup High School, on the south side of 12 only.

3. Who heads up the DDA?

There is a Board of Directors for the DDA. The Board is comprised of 10 volunteer business-owners and resident members.

The Lathrup Village Police Department provides police service 24 hours a day, 7 days a week, 365 days per year. The lobby hours of the Lathrup Village Police Department are Monday through Friday 8:00 am to 4:00 pm.

1. How do I prepare for trash collection?

Place trash in bags, no more than 40 pounds or in cans, no more than 35 gallon weighing 60 pounds, and place near the street for collection on Fridays.

2. How do I dispose of large items?

Large items may be set out for collection on Fridays. Carpet must be cut and bundled in 4-foot lengths. Refrigerator doors must be removed and set next to unit for safety reasons. Refrigerators will be collected for recycling.

3. How do I dispose of household hazardous waste?

1. Where are you located?

We are located at 27400 Southfield Rd., four blocks north of the 11 Mile Road / 696 interchange the building sits on the east side of the road.

2. Do I have to be a Lathrup Village resident to participate in the classes?

No, classes are open to all individuals.

3. What are the Fitness Center hours?

The Lathrup VIllage Fitness Center is currently open Monday through Friday from 8:00 am - 8:30 pm and on Saturdays from 8:00 am - 12:00 noon.

1. How can I verify if my taxes have been paid?

There is 24 hour property tax information available to Lathrup residents. You will need your ten-digit property tax identification number which begins with 24. This number is listed as your parcel I.D. on your tax statement. You can also call the Property Tax Information Hotline at (888) 600-3773.

2. When will I receive my tax bill and when are they due?

Taxes are billed twice a year for both real and personal property. Summer tax bills are payable without penalty July 1 through August 31. Winter tax bills are payable without penalty December 1 through February 14. Beginning September 1 (for summer) a 4% penalty shall be added for late payment. On the fist day of October and of each succeeding month, additional 1/2 or 1% shall be added. Begining February 15 (for winter) a 3% penalty will be added.

3. If I am not able to pay my taxes by the due date what will happen?

Any balance that is paid after the due date is assessed penalties and interest. Current year property taxes are payable to the City of Lathrup Village until March 1. On March 1, all unpaid taxes are placed on the Oakland County Delinquent Tax Roll with additional penalties and interest. Once this takes place payments must be made to the Oakland County Treasurer only. If you cannot pay all of your taxes, you should pay as much as you are able to so that you only pay interest and penalties on the unpaid portion.

You should be aware that once turned over to Oakland County:

• After one year, if taxes remain unpaid, these properties will have a lien place on them.
• After two years, properties with delinquent taxes remaining unpaid will be foreclosed.
